Alternative income verification

Alt-doc home loans

A flexible way to demonstrate income when payslips and standard financials do not fit your situation.

The essentials

Alt-doc—short for alternative documentation—loans use different forms of income evidence from a conventional application. They can suit borrowers whose business is sound but whose most recent tax returns are unavailable or no longer reflect current performance.

Revive helps determine which evidence tells the clearest story and which lenders are equipped to assess it.

What can support an application?

You do not need every item below. Charles can help identify the documents relevant to your situation and the lender being considered.

  • Business bank statements
  • BAS statements
  • An accountant’s letter
  • An income declaration
  • Other lender-approved evidence

Why explore it

Potential benefits

  • Residential, investment and some commercial purposes may be considered
  • Repayment structures can be matched to the loan purpose
  • A practical alternative when standard documents are not current

Go in informed

What to consider

  • Alt-doc does not mean no assessment or no paperwork
  • Rates, fees and maximum loan-to-value ratio vary by lender and risk
  • The lender must still be satisfied the loan is suitable and affordable

Common questions

What people ask Charles.

These answers are general. Your available options depend on your circumstances and lender policy.

What is an alt-doc home loan?

It is a loan assessed using lender-approved alternatives to conventional payslips or complete financial statements, such as BAS, business bank statements or an accountant’s letter.

Is alt-doc the same as low-doc?

The terms overlap and lenders use them differently. In practice, both refer to alternative income evidence; the exact documents, policy and pricing are more important than the label.

How much can I borrow?

Borrowing capacity depends on verified income, existing debts, living expenses, deposit, credit history, property and lender policy. Some lenders may allow up to 80% of the property value, subject to assessment.

Are alt-doc rates higher?

They can be, particularly where the lender accepts less income evidence or a higher loan-to-value ratio. Stronger documentation and a larger deposit may improve the available options.
